Commonly Asked Questions

  • When can I check out a key?

    • Properties stating that a key can be checked out from the office may be viewed any time Monday through Friday, 9:00 AM to 5:00 PM. Please bring a photo ID with you.

  • Do you allow pets?

    • Logan Preferred Property Management has a general no pet policy unless it is otherwise specified.​ If a property is pet friendly, it will be listed in the description of the rental. We do accept service animals and registered ESA animals.

  • How long does the application process take?

    • Applications take an average of 24 hours to process. Once a decision has been made, the office with contact the applicants with an answer as soon as possible.​

  • Can the application be turned in electronically?

  • When and how do I pay the application fee?

    • An application fee of $30 is required for each application. This is paid when the application is first on the waiting list for a specific property. Payment for the application fee is accepted as card, cash, check, or money order.

  • How long are the leases?

    • A typical lease is for a period of one year. Any differences in lease length will be listed in the property description.

  • How much is the deposit?

    • In most cases, the deposit amount will be the same as the monthly rent amount. If an applicant doesn't quite meet income requirements a higher deposit may be requested.

  • How do I pay rent?

    • Rent can be paid in person, or mailed to the office with a check or money order. Rent may also be paid online here. The office does not accept card or cash payments.

  • How do I get a rent payment receipt?

    • Receipts may be picked up in person at the front desk when paying rent or the rent payment may be placed in the drop box just outside the office doors and an email requesting the receipt may be sent to loganpreferredproperties@gmail.com. Include your name, address, and the month of receipt being requested.

  • How can I submit a maintenance request?

    • You are able to submit a maintenance request through your RentCafe portal, or by calling or sending an email to our office. If your request is an emergency (fire, leak, lack of heat in winter, etc.) and we are closed for the day, call our after hours maintenance crew at 435-770-3104.​

  • How do I sell my contract?

    • If you are needing to move out before the completion of your lease, you will need to sell the remainder of the contract. Stop by the office to fill out a Vacate Notice and the property will be put on the rental list. Tenants are responsible for the contract (including rent and any applicable utility bills) ​until new tenants move in. A $100 re-rent fee will be charged upon the sell of the lease.

  • How do I give a 30-Day Notice?

    • Logan Preferred Property Management requires a formal, written 30-Day Notice to be given before move out. Come to the office to request this paperwork at least thirty days before the end of your lease agreement.

  • What is the move out process?

    • Upon move out, return all unit keys, mail keys, and garage door openers to the office. Please be prepared to provide your name, forwarding address, and receipt of the required carpet cleaning.
